A boutique building carries a short list. What is here is used every day rather than photographed once: a pool, a stretch of lawn, and a handful of slips on the water at the end of it.

The pool

Open dawnto dusk.

The community pool is open every day from dawn until dusk. It is a quiet place to cool off in the afternoon or sit out in the sun, and because the building is small it is rarely crowded.

The deck looks straight out at the masts on the canal, which is the view most residents end up describing first.

The slips

A limited number of private boat slips sit just steps from the building, with convenient access to Fort Lauderdale’s waterways. They suit boating and paddleboarding equally, and they are the single hardest thing to replace about living here.

Availability changes. If a slip matters to your decision, ask before anything else, because the answer is the answer.

Outdoor space

Room to beoutside, andalone.

Tidy walkways, lawn, and greenery run between the building and the water. The space invites neighbours to gather without ever requiring it, which is the balance a small community lives or dies on.

Common areas are well maintained and the environment is kept clean. It is a non-restrictive, residentially diverse community, and it stays that way on purpose.

Day to day operations run through a portfolio manager whose job is to protect property values and the quality of life here through financial integrity, operational care, and communication that arrives before you have to chase it.
